Negotiating the Purchase of North Loop Condos

Negotiation strategy buying North Loop condos can vary greatly from agent to agent. A lot of it will depend on current market behavior so its important to work with a Realtor that knows the area you are buying in very well. We know North Loop Condos  very well and one negotiation strategy we don’t see very often, but has been effective for clients has been the use of an expiration when writing an offer. Often times when we see offers on North Loop condos the purchase agreements are open ended. The problem with this is if you submit a purchase agreement at 4pm on a Monday and don’t put in a deadline or expiration (date and time) then nothing is preventing the seller from leveraging your offer over the course of several days to try and generate another, competing offer.

Now, having said that you have to be sensitive to the conditions of the offer and the situation of the seller. Every situation is different and how much time you provide the seller will be a discussion for you and your Realtor. Offer too short of a fuse (what we call the deadline) and the sellers might feel you are being overly aggressive. If they don’t act on your offer are you really willing to walk away and go look at other North Loop condos? Or, if they call the bluff and counter after the expiration how will you respond. Under certain circumstances a short fuse on North Loop condos can be useful, but generally you’ll want to provide seller with a fair window, but not open ended indefinitely.

212 Lofts 2011 Year in Review

212 Lofts has been a successful North Loop condo building and here you’ll see for much these homes are selling and renting for so you can be an informed buyer or seller. We’ll also consider what factors are important for 212 Lofts in 2012.

Summary: 21 Lofts resulted with just 3 sales and 5 rentals in 2011. There were a few others in the building that tried to sell, but the listings either were canceled or expired. Overall the North Loop condos and lofts market is positioned well for 2012 and 212 Lofts is included in that. Of the 3 sales the numbers are broken down below:

212 Lofts Sold:

2 Bedroom Sales: 3    Averages SQFT: 1,595       Average Sales Price: $289,167      High Sales Price: $315,000       Low Sales Price: $267,500

212 Lofts Rented:

2 Bedroom Rentals: 5    Average SQFT: 1,532     Average Rent Price: $2,338      High Rent Price: $2,495   Low Rent Price: $2,200

The sales at 212 Lofts averaged a Days On Market 142 day which is relatively inline with the North Loop market. However, there were an additional 6 attempted sales that averaged $191/sqft when with their last list price and this shows us that pricing is very sensitive. To put in perspective where things stand in the North Loop as we stand today there are 47 condos and lofts for sale, 9 of which are sold with some for of contingency (inspection, 3rd party approval etc.) and we have an absorption rate of just 4.7 months. Absorption rate is the amount of time it would take to sell the remaining housing stock if no new homes came to market. 6 months is balanced, above that its a buyers market and below is a sellers market. So, we are in sellers market territory giving us a positive outlook, currently, for 2012. Average North Loop loft prices are up nearly 4% from the bottom of ’09.

There are any number of reasons the other 212 Lofts did not sell, but what we are seeing is the best lofts, in the best condition, priced competitively that are easy to show are selling very fast. Marketing of the homes is also extremely important. As the first month of the year trots onward, so do home buyers. They posted increased activity levels compared to the same week in 2011. Seller activity slowed compared to last year, however. Inventory declines effectively positioned many local markets into a more balanced state – particularly toward the end of last year. Increased seller activity in the coming months could slow or even reverse that trend. Don't fret. Not only is an increase in new listings perfectly normal for this time of year, but improved absorption rates and seller concessions could begin to stew into seller confidence.

In the Twin Cities region, for the week ending January 21:

• New Listings decreased 8.2% to 1,092
• Pending Sales increased 29.0% to 730
• Inventory decreased 23.2% to 17,822

For the month of December:

• Median Sales Price decreased 6.5% to $145,000
• Days on Market decreased 2.1% to 141
• Percent of Original List Price Received increased 1.7% to 90.6%
• Months Supply of Inventory decreased 33.7% to 4.7
